General Liability Insurance for Homeowner Associations
General Liability Insurance can pay for legal defense and pay for a judgment or negotiated settlement against a claim of bodily injury if the association was allegedly negligent for causing the injury. Examples of bodily injury could be as simple as a slip and fall in your parking lot or as serious as someone falling down the stairs or loss of life due to a swimming accident.
We recommend that Community Managers be endorsed onto your homeowner association General Liability insurance policy to comply with your property manager’s management contract. If the management contact requires the community manager to be Additional Insured and the manager is not named as an Additional Insured, then the association may have to pay for the manager’s legal defense costs out-of-pocket when the condominium association and the community manager are both named in a law suit.
